Before you travel
Contact the advertiser to agree access, parking and whether they will meet you. Ask for a location plan and the entrance, especially when the public listing shows only a postcode area. Check the weather and wear suitable footwear.
Take a simple checklist
- Can you identify the whole parcel and the boundaries described?
- What is the slope, ground condition and apparent drainage like?
- Can the intended vehicles reach the entrance safely?
- Are there buildings, overhead lines, watercourses or neighbouring uses to ask about?
- Does the site match the description and photographs?
Record questions rather than conclusions
Take photographs only with permission. Note where an observation needs specialist interpretation: wet ground, a track or an old structure may have several explanations. Share your notes with the advertiser and your advisers after the visit.
Stay on agreed routes. Do not enter structures, cross livestock areas or inspect utilities without permission and appropriate expertise.
